ToggleHow FG Is Expanding Affordable Homeownership Through the Renewed Hope Housing Programme
The initiative, championed by the Federal Ministry of Housing and Urban Development, aims to break long-standing barriers that prevent many Nigerians from owning homes, particularly the high cost of outright purchase and the scarcity of accessible mortgage options.
With the introduction of the Renewed Hope Mortgage, the Federal Government is partnering with established private developers, including Harmony Gardens & Estate Development Ltd, to deliver large-scale housing units supported by flexible, affordable mortgage repayment plans.
For decades, the Nigerian housing market has struggled with poor mortgage access, short repayment tenors, double-digit interest rates, and an underdeveloped secondary mortgage system. These factors have left millions unable to afford homes, even within the middle-income bracket.
FG Introduces Government-Backed Mortgage of Up to ₦50 Million
Under the Renewed Hope Programme, the Federal Government is seeking to change this narrative by combining:
- Government-backed mortgage financing
- Private-sector construction capacity
- Digitised housing application processes
- Affordable pricing models with flexible deposits
Through institutions such as the Federal Mortgage Bank of Nigeria (FMBN), the Nigeria Mortgage Refinance Company (NMRC), and the Family Homes Funds, the FG is offering financing guarantees, refinancing support, and subsidised interest structures that make long-term mortgages more affordable and widely accessible.
The Renewed Hope Housing Delivery Portal, launched by the ministry, now centralises mortgage applications, housing listings, eligibility checks, and mortgage calculators to simplify access for Nigerians at home and abroad.
FG Partners with Private Developers to Deliver Large-Scale Housing
One of the most prominent private-sector collaborators in the scheme is Harmony Gardens & Estate Development Ltd, developers of Lekki Aviation Town, Majestic Bay, Harmony Casa 2.0, The Parliament, Ojo-Alaro GRA, Harmonyville, Granville by Harmony, and other large-scale estates across Ibeju-Lekki, Lagos.
The company recently entered into a formal partnership with the Federal Government to construct thousands of housing units under the Renewed Hope scheme. Harmony Gardens is offering buyers access to FG-backed loans of up to ₦50 million, depending on the chosen residential unit and the buyer’s qualification.
Under the partnership, Harmony Gardens has aligned its housing projects with the Renewed Hope financing structure, enabling buyers to:
- With an initial deposit of just 10%, you get subscribed to the Renewed Hope Mortgage Initiative
- Secure housing allocation with 30% deposit
- Take possession after paying 50% of the home value
- Pay the remaining balance through a long-term FG-backed mortgage
This model significantly reduces the financial burden traditionally associated with homeownership in Nigeria, where buyers often struggle to lock down large lump-sum payments.
In a statement, Harmony Gardens said the collaboration reflects a shared commitment to “making dignified and secure homeownership achievable for everyday Nigerians, not just the elite.”
How the Renewed Hope Mortgage Works
The Federal Government’s new mortgage system introduces features that analysts describe as “historic” in Nigeria’s housing finance space. Key components include:
- Access to Up to ₦50 Million
Eligible buyers can obtain government-backed mortgages of up to ₦50m, depending on income, unit price, and developer partnership terms. - 5–30 Years Repayment Options
The scheme offers repayment periods stretching from five to thirty years, a major departure from the 5–10-year limit of existing commercial mortgage products. - Subsidised Interest or NHF Rates
Through FMBN and NHF, buyers may access single-digit interest rates or subsidised payment structures that dramatically reduce monthly repayments. - Non-Interest Financing
FMBN also provides non-interest alternatives aligned with ethical financing principles, broadening inclusivity. - Digital Mortgage Applications
The Renewed Hope Portal digitises the entire mortgage application process, eliminating middlemen and reducing delays.
Stakeholders say these features represent the most significant mortgage reform efforts Nigeria has seen in years.
Who Qualifies for the FG-Backed Renewed Hope Mortgage?
The mortgage window is open to:
- Public and private-sector salary earners
- Verified business owners
- Nigerians in the diaspora
- First-time home buyers
- Contributors to the National Housing Fund (NHF)
Applicants must present proof of income, valid identification, tax documentation and an initial deposit toward the chosen unit.
The Economic Impact of FG’s Renewed Hope Mortgage on Nigeria
Economists and housing experts predict that the Renewed Hope Mortgage will have substantial effects on Nigeria’s housing market and broader economy:
- Reduction of Housing Deficit
By combining private construction capacity with government-backed financing, the scheme directly targets Nigeria’s multi-million-unit housing gap. - Job Creation
Large-scale housing construction is expected to create thousands of jobs in building, engineering, materials production and logistics. - Mortgage Market Deepening
With NMRC and FMBN providing refinancing and liquidity support, the mortgage market may finally achieve the scale and stability needed to attract private investment. - Diaspora Confidence
The programme is structured to give Nigerians abroad a safe, government-backed channel to invest in homeownership, reducing their exposure to fraud and unregulated land schemes. - Wealth Building for Families
Homeownership enhances long-term financial stability and serves as a foundation for intergenerational wealth.
Can FG’s Renewed Hope Mortgage Transform Nigeria’s Housing Future?
While Nigeria’s housing challenges remain substantial, the introduction of the Renewed Hope Mortgage, especially with the backing of up to ₦50m in long-term loans, marks a turning point in national housing policy.
Through partnerships with credible developers such as Harmony Gardens, the Federal Government is signalling a clear commitment: to make homeownership achievable for millions who have long been priced out of the market.
If effectively implemented, the Renewed Hope Mortgage could reshape Nigeria’s housing landscape, stimulate economic growth, deepen the mortgage market and, most importantly, help countless families secure the dignity and security of owning their own homes.
